The Accommodation Planner in Accommodation Planning is a professional position reporting to the Director Accommodation Planning.

Qualifications:
A minimum of a Bachelor Degree in social sciences , interior design or a related discipline plus appropriate licenses, designations and continuing education. A minimum of 10 years in a design and/or accommodation planning role ideally in an organization of significant size, complexity and diversity. Health care experience is an asset. The successful incumbent will be an effective communicator with strong organizational skills, influential skills, client focused orientation and commitment to providing quality services. This individual must have independent judgment, be self motivated and goal orientated and able to work under pressure, manage tight schedules and achieve project deadlines. Property Manager

The duties and responsibilities of Property Manager include:

i.    Oversee and undertake rent collection in a timely manner including all related duties including accounts receivable reports, bank deposits, tenant billing statement reconciliations;

ii.    Supervise tenant relation and lease administration matters such as insurance certificates, gross sales reports and lease compliance, new lease set-ups, tenant billings and statements;

Specific Responsibilities and Major Duties:
•    Be familiar with all aspects of building operation

•    WHMIS, First Aid and CPR Certification would be an asset

Building Operator

This position is responsible for the maintenance of the building systems, components and property and daily activities.  The incumbent is to ensure that the building provides a safe, comfortable and clean working environment.

1.    The Building Operator will physically review maintenance performed by both internal and external resources, the incumbent will make recommendations for building and equipment maintenance based on experience and results of current practices.  Increase in building utility consumption and re-occurring complaints are a good indicator of the effectiveness of the maintenance program.  The building operator in conjunction with his/her supervisor or Technical Services management personnel will create, manage, revise and modify the maintenance schedule and practices for the property as results and conditions dictate.
2.    The Building Operator is responsible to provide a mentoring role to the Operations Assistant.  The Building Operator will provide assistance and guidance in completion of the Operations Assistant’s academic studies (CES Class 1 and 2 certification).  The Building Operator will also provide instruction and training in the form of “on the job training” to the Operations Assistant in the following areas:
•    Equipment operations (chillers, cooling towers, air distribution systems)
•    Preventative maintenance procedures and practices
•    Cooling and heating system water treatment procedures
•    Building automation system operations (equipment scheduling, demand management, free cooling)

Main Responsibilities:

•    Test and inspect sprinkler/fire alarm devices at one office site on a monthly basis.
•    Monitor annual fire inspections.
•    Coordinate maintenance of lawn sprinkler start up/shutdown procedures.
•    Monitor snow removal contractors and landscape contractors.
•    Involved with implementation of Riskcheck items and corporate policies for Health & Safety issues.

•    Supervise energy management practices for lighting and HVAC and seek to identify areas for improvement.
•    Provide standby support to on-call maintenance staff as required and to attend any after hour’s emergencies as may be required from time to time.
•    Order supplies and services according to pre-authorized levels of approval.
•    Provide day to day support to the property manager as required in the general function and operations of the properties.
•    Conduct final inspections on all construction to ensure deficiencies are corrected, space conforms to codes, ensure that the space has been built as per the drawings and provide a completed and detailed report.

Primary Focus

EDON MANAGEMENT

Building Operator

Edon Management is currently looking for an experience Building Operator to join their Edmonton team!  This position performs daily building operations tasks such as preventative maintenance and building maintenance as well as liaising and addressing client issues and concerns.  The position reports to the Property Manager


Key Deliverables
•    Performs daily building operations tasks.
•    Monitoring and liaising with maintenance staff and subcontractors while they are on-site.
•    Ensure preventative maintenance and regular maintenance programs are completed in accordance with Edon Management’s standards

Qualifications

•    Valid 4th Class Power Engineers Certificate
•    Minimum five years hands-on building operations experience, preferably in a commercial building environment
•    Valid Driver’s License and clean Driver’s Abstract
•    Strong customer care skills
•    Excellent knowledge of building systems
•    Exemplary client and employee relations skills

Responsibilities

•    Building Operations and Maintenance
o    Makes building rounds to inspect equipment for safe operation and proper maintenance.
o    Regular building surveillance tours to look for and identify building concerns, review logs, identify opportunities and ensure that there are no building operational abnormalities or inefficiencies.
o    Maintains a daily record of activity (time card or log book).
o    Authorization and approval of expenses not exceeding $500.00.  Review and approval of expenses directly related to work performed at the managed sites other than recurring monthly costs and expenses. 
o    Building maintenance and repairs
o    Ensures that OH&S legislation and regulations are being adhered to as per Edon Management’s Safety Program.
o    Responds immediately to emergencies both during regular working hours and after hours when on call (in accordance with call cycle).

•    Preventative Maintenance
o    Completes preventative maintenance responsibilities and related documentation in accordance with the Preventative Maintenance program. 
o    Monitors certain preventative maintenance requirements that are completed by a qualified subcontractor (i.e.  fire alarm inspections, backflow preventer inspections, annual chiller preventative maintenance).
o    Performs routine preventative maintenance and inspections of all mechanical equipment, including air handling units, pumps, chillers, heat exchangers, and compressors.
o    Updates preventative maintenance records (cards or other maintenance system such as CMMS)

•    Contract Knowledge
o    Ensures specified standards are adhered to in accordance with contract provisions.
o    Maintains an audible water treatment program adhering to all approved parameters.

•    Client Relations
o    Attends monthly client or owner meetings if requested to do so.
o    Portrays a favourable image of the organization as the front-line contact with clients/tenants and sub-contractors including wearing proper attire and identification.
o    Demonstrates excellence, enterprise and enthusiasm in their association with co-workers and clients.
